What is the minimum investment for the Greek Golden Visa?
It depends on the location: €800,000 in Athens, Thessaloniki, Mykonos, Santorini and islands with more than 3,100 residents; €400,000 elsewhere. A €250,000 threshold applies to commercial-to-residential conversions and restoration of listed buildings.
Do I have to live in Greece to keep the permit?
No. There is no minimum stay requirement. The permit is renewed every five years as long as you keep the property.
How much are the purchase costs?
Typically the 3.09% transfer tax plus notary, registry and legal fees add up to roughly 5–6% of the purchase price. VAT treatment on new builds is assessed separately.
